Description

When negotiating leases with JLL or directly with the USPS, they will ask you to provide comps that fit within the following guidelines:

 
  • The comps must be for either retail space or another post office, no restaurants or banks
  • The leases must either have been signed within the past two years or be asking rents
  • The properties are ideally located within 25 miles and must be in a town that is similar
  • The square footage of the leased or available space must be within 30% of the interior space leased to the USPS
